Commercial Build-Outs

Tenant finish-out for retail, office and service suites: walls, ceilings, electrical, plumbing, HVAC, flooring and the storefront.

Typical rangeafter a walkthrough itemized by trade

A preliminary range from photos and your plan, then a walkthrough before a firm price. Each trade is priced from subcontractor quotes against the plan.

A commercial build-out turns a leased suite into a space you can open for business. Some start as a bare shell with a concrete floor and an open ceiling; others are second-generation spaces where a past tenant's walls, ceilings and restrooms can be reused. Either way the work runs through the landlord's approval, permit drawings, city inspections and a certificate of occupancy before you open.

Start with photos, your square footage and anything you have on paper: the landlord's work letter, a space plan, or architect and engineer drawings. You get an itemized preliminary range by trade. Every build-out then gets a walkthrough before we give a firm price, and each trade is priced from our subcontractors' quotes against your plan.

We schedule backward from your target opening date and tell you early what drives it, usually the drawings, the city's permit review and long-lead items like storefront glass or HVAC equipment.

What is included

  • Demolition of a past tenant's walls, ceilings and finishes
  • Metal stud walls, insulation, drywall and acoustic ceiling grid
  • Power, lighting and data through our electrical subcontractors
  • Restroom and sink plumbing, HVAC ductwork and grilles through our plumbing and HVAC subcontractors
  • Exit signs, emergency lights, and sprinkler or alarm changes through the right specialty contractor
  • Paint, commercial flooring, doors, hardware and storefront glass
  • Coordination with the landlord, the city inspections and the final punch list

What we look for in Collin County commercial spaces

  • Each city in Collin County runs its own permit review and inspections, and you need a certificate of occupancy before you open. We build the city's review time into the schedule from the start.
  • Second-generation spaces can save money when the walls, ceiling grid, restrooms and HVAC are reused. We check what can stay on the walkthrough instead of assuming a full rebuild.
  • Accessibility and fire and life safety requirements depend on the use and the size of the space. Your architect and the city decide what applies; we price and build to the approved plan and point out anything we see on site.
  • Many centers have rules for contractors: insurance certificates, work hours, deliveries and roof access. Send us the landlord's rules or work letter and we plan around them, including after-hours work.

Ranges are typical, not quotes. Every written estimate shows a range of about 8 percent under to 12 percent over the point estimate, and the final number is confirmed on site.

Payments follow the work, with the final payment after you sign off on the punch list (payment schedule), and every job carries our written workmanship warranty.

Before you ask

Straight answers

Do you need drawings before you can price a build-out?

Not for a preliminary range. A space plan, or even a sketch with your square footage, is enough to start. Most build-outs need permit drawings before the city issues a permit, and the firm price follows the drawings and the walkthrough.

Why is a walkthrough required?

Commercial spaces hide a lot above the ceiling and behind the walls: existing ductwork, sprinkler lines, electrical capacity and whatever a past tenant left. Every build-out gets a walkthrough before a firm price so the number holds.

Can you work around our opening date?

Yes. Tell us the date you want to open and we schedule backward from it, with the permit, inspections and long-lead materials marked on the schedule. If the date is tight, we say so up front.

Can the work happen after hours?

Yes, when the building or your neighbors need it. Tell us the rules in the questions and the schedule and the price reflect it.

Do you work with a tenant improvement allowance?

Yes. We itemize the work so it lines up with your work letter and what the landlord covers, and we can send the itemized estimate to the landlord or property manager.
