Fair Square Construction is a small local team. The same people do the site visits, the estimates and the supervision, and we use a lot of software so the office side never slows you down.

Photos first

Every job starts with photos. The link we email you lists the exact shots your type of project needs, because a tape measure in a photo saves a trip and a vague photo costs one. From those photos and your answers we build a written preliminary range with scope, assumptions and exclusions spelled out.

When the job needs eyes on site, such as a layout change, a wall coming out, water damage or anything structural, we say so and schedule the visit before the number is final. We would rather lose a bid than hand you an estimate that cannot hold.

Who does the work

We run the job and self-perform or supervise the carpentry, tile, paint, drywall and flooring. Electrical, plumbing and HVAC go to trade partners we have vetted and who get paid fast, which is why they answer our calls first.

How we run a job

You will always know who, what, when and why

Every project has one project manager who runs it and stays reachable from the first call to the final walkthrough. Most of what goes wrong on a remodel is not the work, it is nobody telling you what is happening. So this is the part we put in writing.

Before you ask

Straight answers

How accurate is an estimate from photos?

Good enough to decide whether to go ahead. The range is itemized and written, with the assumptions spelled out. Anything we cannot see, like what is behind the tile or whether a wall is load-bearing, is listed as an exclusion and confirmed on site.

Do I need a permit?

Cosmetic work like tile, vanities and paint usually does not. Moving plumbing or electrical typically does. We tell you which category your job falls into with the estimate, and handle the paperwork if it does.

Do you work with HOA approvals?

Yes. Most HOAs in Collin County require a form for exterior changes. We match the approved style and give you the specification to submit.
